A standard home inspection includes the following components:
Exterior
For safety reasons, I utilize a drone to inspect the exterior portions of roofs, chimneys, and upper levels of homes.
Roof, vents, flashing, trim, gutter, and downspouts
Skylights, chimney, and other roof penetrations
Eaves, soffits, and fascia
Siding, trim, windows
Deck, stoops, railings, and porches
Driveways, walks, grading, and drainage
Interior
Attics, insulation, and ventilation
Walls, flooring, ceilings, windows
Basement, foundation, and crawlspace
Electrical, plumbing, heating systems
Main gas and water shut-offs
Electrical service line and meter box
Fireplace, damper, and hearth
Permanently installed kitchen appliances
Garage doors, safety sensors, and openers
Ancillary Testing
The following items are optional services that are offered for additional fees:
- Air – Radon, Utilizing a Continous Radon Monitor
- Water – Standard, Comprehensive, FHA/VA, and more
- Water Flow Rate (FHA 4 hour test)
Septic System Inspections
For properties that have on-site septic disposal systems, it is recommended that a septic inspection be performed prior to purchasing a home. Baseline Home Inspections, LLC can coordinate with Kent Clean Septic to have the septic system inspected during the home inspection.
